As a Veteran who has personally obtained a VA Loan, I have a strong desire to help other Veterans, Active Duty Military, and other qualified people get through the VA Loan process as simply as possible.  I have helped many veterans find a home and work with local banks in Pooler and Savannah to get their VA loan.

The Department of Veterans Affairs, also known as the Veterans Administration or VA, provides a home loan guarantee program to qualified veterans who meet the VA loan requirements. The VA does NOT make home loans. It provides a guarantee program to help banks and other mortgage lenders provide loans to current services members and veterans, on a favorable basis. Be wary of lenders, especially on the internet, who imply that they are part of the VA or are associated with the VA. One internet site even has an emblem that looks similar to an official VA seal.




VA home loan eligibility requirements include:

  1.  Currently on Active Duty: 90 days of active service
  2. Veterans: If you had 24 months of Active Duty, you met the Minimum Active Duty Service Requirement. If not, check with your VA lender or consult the VA website.
  3. Surviving Spouses are also eligible. Consult your lender or the VA website.

 How to Buy a home with a VA loan:

  1. Find a Real Estate Professional to help you through the process.
  2. Find a VA lender. Your Realtor can help you with this.
  3. Obtain a pre approval fro m your lender. This helps your Realtor focus your home search on properties in your price range.
  4. Obtain a Certificate of Eligibility from the VA. In most cases, your VA lender can do this for you online in a few seconds. Veterans will need their form DD 214. Active Duty Service members will need a current statement of service from the personnel office or unit commander.
  5. With your Realtor, find a home you wish to purchase and Sign a Purchase agreement, with a contingency clause subject to final approval of you VA loan.
  6. Apply for your VA loan with your lender.
  7. Your lender will generally require about 30 days to process your loan.
  8. Although the VA will do a brief home inspection, you should have your Realtor order a professional home inspection to find any latent defects and ask the seller to make repairs. This will cost $300 to $400 and must be paid at the time of the inspection.

The maximum VA loan guarantee in all Georgia counties in the Savannah Area is $417,000. The bank can make larger VA loans but may require a down payment if the loan is over $417,000. There is no down payment required for loans up to $417,000.

Advantages of a VA loan include:

  1. No down payment in most cases.
  2. No Private Mortgage Insurance (PMI)
  3. VA rules limit closing costs, which may be paid by the seller.
  4. VA loans are assumable as long as the new borrower qualifies.
